Connect your MLS / DDF feed

Property Eval runs your Comparable Market Analysis on listing data pulled live through your own authorized feed. This guide walks you through getting your credentials and connecting them. It takes about five minutes, and you only do it once.

Who can connect a feed

Property Eval is available only to licensed REALTORS® and licensed brokerages. You may connect your authorized DDF / API feed where your board, your brokerage, and your data licence permit its use with third-party CMA workflow tools. Listing data is accessed only through your own credentials, and your data is kept isolated to your account - never pooled with other customers.

What you'll need

  • Your RealtorLink® sign-in (for a CREA DDF® feed), or RESO Web API credentials issued by your board / data provider (for example, Pillar 9 in Alberta).
  • Confirmation from your board or brokerage that third-party CMA use of the feed is permitted under your data licence.
  • About five minutes. The credentials are entered once and verified on the spot.

Option A - CREA DDF® (most members)

The DDF® (Data Distribution Facility) is CREA's national feed of REALTOR.ca listing data. Most members can create a feed from RealtorLink in a few clicks.

    Sign in to RealtorLink®

    Go to realtorlink.ca and sign in with your REALTOR® member credentials.

    Open the DDF® section

    From your member dashboard, open DDF® (Data Distribution Facility). It's usually under your member tools or technology settings.

    Create a data feed

    Choose Create a feed (or “Add a website / third-party feed”). When asked who the feed is for, select a third-party / API integration. Give it a recognizable name such as “Property Eval CMA”.

    Copy your Client ID and Client secret

    When the feed is created, RealtorLink shows an API Client ID and a Client secret. Copy both now - the secret is typically shown only once. If you lose it, you can regenerate it from the same screen.

    Enter them in Property Eval

    In Property Eval, open your Dashboard → MLS / DDF comp data card and enter the values below, then press Connect feed. We run a test query immediately and only save once it succeeds.

Option B - Pillar 9 or another RESO Web API feed

If your board provides data through its own RESO Web API (for example, Pillar 9 in Alberta), connect that feed directly. Pillar 9's VOW feed is the one that includes off-market and sold listings; access requires board / vendor approval and is subject to your data licence.

    Request RESO Web API access from your board

    Contact your board or data provider (e.g. Pillar 9) and request RESO Web API access for a third-party CMA tool. For sold / off-market comps, ask specifically for the VOW feed and confirm it's permitted under your licence.

    Receive your endpoints and credentials

    Your board provides four things: a token URL, an OData service root, a Client ID, and a Client secret. Keep these private.

    Enter them in Property Eval

    Open the MLS / DDF comp data card, choose RESO Web API (generic) as the provider, paste the token URL and service root your board gave you, add the Client ID and secret, and press Connect feed.

Where you enter it

Everything goes in one place: Dashboard → MLS / DDF comp data. Pick your provider, fill the five fields, and press Connect feed. A green “Connected” badge confirms it's live.

What we do with your data

  • Your credentials are stored encrypted and used only to pull comps on your behalf.
  • Listing data and analyses are isolated to your account and are never pooled across customers.
  • We temporarily cache only the minimum listing and analysis data needed for performance and quick recall of your CMAs - for no more than 30 days, or less if your data licence requires.
  • Cached data is deleted earlier if a listing becomes inactive, your authorization ends, or you disconnect your credentials.
  • We never use listing data to train or improve machine-learning models, never redistribute raw listing data, and never use sold data unless you have separate authorization for it.

Troubleshooting

“Could not verify those credentials”
Double-check the Client ID and secret for stray spaces, and make sure the token URL and service root match exactly what your board provided. For CREA DDF, use the two URLs in the table above.
Token request failed (401 / 403)
The credentials are valid but not yet authorized for API access, or the secret was regenerated. Re-copy the secret from your portal and try again.
No comps appear
Your feed may be scoped to a region that doesn't include the subject address, or your licence may limit which fields are returned. Contact your board to confirm the feed's coverage.
