Property Eval (the “Service”) is a product of James Capital Management Inc. (“James Capital Management Inc.”, “we”, “us”, or “our”). We are committed to protecting your personal information and handling it in accordance with Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable provincial privacy legislation. This Privacy Policy explains what personal information we collect, how we use and disclose it, and the choices and rights you have.
By creating an account or using the Service, you consent to the collection, use, and disclosure of your personal information as described in this Policy.
1. Who we are
The Service is operated by James Capital Management Inc., a corporation based in Canada.James Capital Management Inc. is the organization accountable for the personal information under its control. You can reach our privacy contact at team@propertyeval.ca.
2. Information we collect
We collect personal information that you provide directly and information generated through your use of the Service:
- Account information - your name, email address, and a password (stored only in salted, hashed form by our authentication provider).
- Billing information - your name, billing address, optional business name, and payment-card details. Card numbers are entered on and processed by our payment processor (Stripe); we do not store full card numbers on our servers.
- Property and search data - the property addresses and details you enter, the analyses you generate, and any notes you add. These are saved to your account history.
- Connected MLS / board data (Pro plans) - if you voluntarily connect your own real-estate board or DDF credentials, we use them solely to retrieve comparable listings for your analyses, scoped to your account.
- Communications - messages you send us (e.g., support requests) and your email address for service-related notices.
- Technical and usage information - IP address, browser and device type, pages viewed, and similar diagnostic data collected automatically through cookies and analytics.
3. How we use your information
We use personal information for the following purposes:
- To provide, operate, and maintain the Service and generate your analyses;
- To create and secure your account and authenticate you;
- To process payments, manage subscriptions, and meter usage-based billing;
- To respond to your inquiries and provide customer support;
- To send service-related communications (e.g., confirmations, receipts, security notices);
- To monitor, troubleshoot, and improve the Service and develop new features;
- To detect, prevent, and address fraud, abuse, and security incidents; and
- To comply with legal and regulatory obligations.
Where we wish to use your information for marketing, we will do so only with your consent, and you may withdraw that consent at any time.
4. Consent
We collect, use, and disclose your personal information with your consent, except where permitted or required by law. Your consent may be express (e.g., when you provide billing details) or implied (e.g., when you submit an address to generate an analysis). You may withdraw your consent at any time, subject to legal or contractual restrictions, by contacting us - though doing so may limit your ability to use parts of the Service.
5. Cookies and analytics
We use cookies and similar technologies to keep you signed in, remember preferences, and understand how the Service is used. We may use third-party analytics to measure traffic and improve the Service. You can control cookies through your browser settings; disabling them may affect functionality such as staying signed in.
6. Service providers and disclosure
We share personal information with trusted third-party service providers who process it on our behalf, under contracts that limit their use to providing services to us. These include:
- Stripe - payment processing and subscription billing;
- Supabase - account authentication and database hosting;
- Vercel - application hosting and delivery;
- Anthropic - the AI model that generates the analysis from the property details you submit;
- Google Maps Platform - address lookup, geocoding, and map/Street View imagery;
- Resend - transactional and support email delivery.
We do not sell your personal information. We may also disclose personal information where required to comply with applicable law, a legal process, or a lawful request by public authorities, or to protect our rights, users, or the public. In the event of a merger, acquisition, or sale of assets, personal information may be transferred as part of that transaction, subject to this Policy.
7. Storage and international transfer
Your personal information may be stored and processed in Canada, the United States, or other countries where our service providers operate. As a result, your information may be subject to the laws of those jurisdictions, including lawful access by courts, law enforcement, and national-security authorities. By using the Service, you acknowledge this cross-border processing.
8. How we protect your information
We maintain administrative, technical, and physical safeguards appropriate to the sensitivity of the information, including encryption in transit, access controls, and row-level data isolation so that your records are accessible only to your account. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
9. Retention
We retain personal information for as long as your account is active and as needed to provide the Service, comply with our legal obligations, resolve disputes, and enforce our agreements. When information is no longer required, we take steps to delete or anonymize it. You may request deletion of your account and associated personal information as described below.
10. Your rights
Under PIPEDA and applicable provincial laws, you have the right to:
- Access the personal information we hold about you and request a copy;
- Request correction of inaccurate or incomplete information;
- Withdraw your consent to certain uses (subject to legal or contractual limits);
- Request deletion of your account and personal information; and
- Make a complaint about our handling of your personal information.

11. Third-party links
The Service may contain links to third-party websites (for example, listing portals). We are not responsible for the privacy practices of those sites, and we encourage you to review their privacy policies.
12. Children’s privacy
The Service is intended for users who are the age of majority in their province or territory and is not directed to children. We do not knowingly collect personal information from minors.
13. Changes to this Policy
We may update this Privacy Policy from time to time. When we do, we will revise the “Last updated” date above and, where appropriate, provide additional notice. Your continued use of the Service after changes take effect constitutes acceptance of the updated Policy.
